How is an owner’s representative different from a general contractor?

A general contractor (GC) is responsible for executing the construction work, while an owner’s representative (owner’s rep) acts as the homeowner’s advocate—ensuring the project stays on budget, on schedule, and meets quality expectations. We oversee the GC, handle contractor selection, negotiate contracts, and monitor progress to protect your investment.

Why do I need an owner’s representative if I already have a realtor?

A trusted realtor helps you find and purchase land, but once you buy the property, the challenges of development begin. I’m moving to Colorado from out of state. How can you help?

Many of our clients are building remotely and can’t be on-site for every decision. We provide local expertise, contractor management, and construction oversight—keeping you informed while ensuring your project runs smoothly, even if you’re miles away.

Can you help me find a builder or contractor?

Yes! We vet, select, and manage contractors to ensure they meet your expectations and budget. We handle the bidding process, review contracts, and monitor their performance throughout the project.

What types of properties do you work with?

We specialize in rural, remote, off-grid, and homestead properties, but also service commercial & governmental projects. Whether you're building a primary residence, vacation home, or self-sustaining property, we provide the expertise to develop your land efficiently.

How much does your service cost?

Our fees depend on the scope and complexity of your project, and whether you choose to engage us fully for your project or would only like certain aspects. We offer flexible pricing structures, including fixed fee’s of $300 per hour, or percentage-based management for full owner representation on your project (typically 3-10% of the project budget depending on scope). The website says you provide “Integrated Solutions”?

Integrated Solutions are many of the ancillary scopes of work related to the development of your property typically performed well before you start building, or after your project is completed.

Can you help with infrastructure like roads, septic, and utilities?

Absolutely. We design and execute the installation of driveways, septic systems, cisterns, and fencing and a variety of other solutions. Valor Development performs this work through our sister company CF&E Excavating, LLC. Different name. Same Owners.
